What is your venue capacity?

We can seat 400 easily inside including room to dance, while guest counts as low as 30 feel right too.

Where exactly are you located?

25 minutes directly south of East Aurora, 45 minutes south of Buffalo, 30 minutes from Ellicottville. Gated, paved, and well lit parking lot on property, no need to search for a parking spot. 30 minutes from The Buffalo Bills Stadium.

What is the rental period?

11am-10pm with the option to extend.

How many can be seated for an outdoor ceremony?

50 chairs are included in the rental, we have additional exterior ceremony chairs available. Let us know if you’re interested in seating your entire party.

Do you provide food?

Partyman aligns perfectly with our level of professionalism and attention to detail. Please follow this link to their direct booking site.

What about the bar?

Our bar is fully stocked to suit your needs. Bar packages start at $35 per person. No administrative fee or gratuity.

Do you require planning or coordination?

We do require either day of coordination or planning services. Please ask for our recommendations.

How do we secure our date?

$5,000 first payment and signed contract.

What is the payment schedule?

Second payment (balance of venue rental plus sales tax) is due February 1 of your wedding year, the bar payment is due at the 30 day mark.

Are there overnight accommodations nearby?

Within 3o minutes of The Annex there are several hotels, Airbnb’s, and bed & breakfasts.

Do you have parking?

We offer our clients a gated, paved, well lit parking lot. Overnight parking allowed.

Are we able to set up prior to the contracted event date & time?

Dependent upon availability, additional rental rates apply.

Fireworks?

Yes, absolutely, we encourage them. Please contact our exclusive fireworks vendor directly.
